MASPETH · JOB STORY

How are floor drains added to an existing concrete slab in a Maspeth commercial conversion?

THE SHORT ANSWER

Adding floor drains to an existing concrete slab in a Maspeth commercial conversion requires core drilling through the slab at the drain locations, excavating to access the existing below-slab waste line, and connecting new PVC drain bodies to the main via properly sloped branch runs. The drain body and flange are set flush with the planned finished floor elevation before a new concrete topping or patch pour is made around them.

THE JOB

The problem

A developer converting a Maspeth warehouse building to commercial use needed floor drains added to a large open space that had originally been built as dry storage with a plain concrete slab and no floor drainage. The NYC Department of Buildings permit for the conversion required floor drains in the new commercial areas, and the existing waste line ran below the slab at the perimeter. With a concrete pour scheduled to complete the floor finish, the drain rough-in had to be set precisely at the correct elevation and slope before the pour date.

What we did

We located the existing below-slab waste line using the as-built drawings and confirmed its depth with a test core. Floor drain locations were laid out per the approved plumbing drawings, and we core-drilled through the slab at each location using a diamond core drill to minimize slab damage. We excavated below the slab to access the waste line and added wye fittings for each new drain branch. PVC branch lines were run at the required slope from each wye to the drain body location, and drain bodies were set at the correct elevation to finish flush with the planned concrete pour height. Blue flanges were set and secured before the concrete contractor poured. After the concrete cured, we confirmed each drain body was accessible, installed the chrome grates, and flow-tested all drains before the project moved to finishes.
