A leaking tub faucet in a Rego Park apartment should be fully replaced when the valve body is corroded, cracked at the seat, or has a cartridge worn beyond practical repair. This is the common finding in the original single- and two-handle units installed in 1950s and 1960s brick apartment buildings. Once a valve is dripping continuously, rebuilding the old body doesn't hold; replacing it with a new pressure-balancing unit is the correct long-term fix.
During a bathroom renovation in a 1950s brick apartment building in Rego Park, the owner discovered that the original two-handle tub valve had been dripping into the wall cavity for an extended period. The tile around the valve trim was stained and the drywall backer behind the tile showed moisture damage. The existing valve body was a decades-old unit with corroded stems that could not be rebuilt reliably, and the owner wanted the renovation completed with a valve that would not require attention for years. The GC found soft subfloor directly below the valve location during demo. Consistent with a slow continuous leak over at least a couple of seasons.
We opened the wall to access the valve body and confirmed the extent of moisture intrusion before the general contractor addressed the backer damage, we removed the original valve and installed a new pressure-balancing tub and shower valve body, properly securing it to the blocking in the wall stud cavity. New 1/2-inch copper connections were sweated to the existing supply lines with full-port shutoffs installed at the valve for future serviceability. After the tile contractor set the new surround, we returned for trim-out, installed the chrome escutcheon, handle, tub spout, and shower arm, and tested the valve through its full range of motion. No drips, correct pressure balance, and proper diverter operation were confirmed before sign-off. Installed a Delta MultiChoice universal valve body. Cartridge can be changed from the front of the wall without reopening tile, which matters in a building where access panels are limited. Came back for trim-out after tile with the matching chrome escutcheon and handle set.
