Boiler repair & HVAC in Brownsville, Brooklyn

We serve Brownsville from our Ridgewood shop, about 18 min away. Plumbing, HVAC, boiler repair, heating, drains and gas piping. Emergency calls answered 24/7.

Brownsville was built out in an extraordinary construction rush between the late 1880s and 1920, when developers erected rows of four- and five-story tenements to house Eastern European Jewish immigrants moving from Manhattan's Lower East Side — with 194 new tenements recorded in a single year in 1914 alone. These buildings carry pre-war plumbing throughout: galvanized steel supply lines, cast-iron DWV stacks, and one-pipe steam heat systems that in many surviving buildings have not been comprehensively replaced. NYCHA began replacing portions of this stock in 1948 with the Brownsville Houses, and subsequent public housing development cleared additional blocks. The tenements that survived are among the oldest occupied residential buildings in Brooklyn, and steam heat service calls and supply-line replacement in these buildings often uncover pipe ages of 80 to 100-plus years.

Brownsville questions

We own a tenement building in Brownsville from around 1910 — the steam heat has never worked properly. Where do we start?

A 110-year-old steam system that has never been properly serviced is almost certainly suffering from multiple compounding issues: a boiler that's been patched rather than replaced, clogged or missing main vents that prevent proper steam travel, and individual radiator vents in every apartment that have failed over time. We'd start with a full system assessment — boiler condition, operating pressure, main and radiator vent function — and give you a prioritized repair list. Often 80% of the improvement comes from boiler replacement plus main vent replacement, and individual apartment vents can be addressed over time.

Our Brownsville building has galvanized supply we know is original from around 1910 — is that a water quality concern?

Galvanized steel supply lines this old can release iron and rust particles into the water, particularly at first draw. This affects taste, color, and in poorly-maintained older systems, could expose residents to elevated lead levels if there are older solder joints or lead connections in the system. The city's lead testing program can screen the water, but the long-term solution is repiping — replacing 110-year-old galvanized supply with copper or PEX restores water pressure, flow, and eliminates the corrosion-release issue.
