A sewer odor in a basement almost always means a dry or failed trap — either a floor drain trap that has evaporated (common in basements with infrequent water use) or a broken or missing trap somewhere in the drain system. Running water into every floor drain and cleaning out any trap primer lines usually resolves it. If the odor persists, a camera inspection of the horizontal drain run at the base of the building can identify cracks or failed joints allowing sewer gas to enter.
Building boiler replacements in occupied multi-family buildings are scheduled for the warmest part of the year whenever possible — typically May through August. If the timeline can't avoid cold weather, we stage the work to minimize downtime: the new boiler is set up and piped before the old one is disconnected, so the switchover takes hours rather than days. We've done multi-family boiler replacements in Flushing walk-ups and can coordinate the tenant notification and scheduling logistics.
